Requirements:
To obtain a residence permit through the Bulgaria Residence by Investment Program, applicants must meet one of the following investment requirements:

Real Estate Investment: Invest EUR 312,000 in Bulgarian real estate.

Fund Investment: Deposit EUR 512,000 into an approved Bulgarian investment fund.
Application Process
Upon successful investment in one of the approved options, clients can then apply for a residency permit. Followng the issuance of the residence permit, applicants must submit biometric data and proof of investment. Following approval, biometric data submission is required, and PR cards are issued within 10 days. Residency is granted with an option to renew and can lead to Bulgarian citizenship after five years.

- Client signs the agreement and pays the retainer
- For fund investments: Preapproval is obtained from the Bulgarian Investment Agency (approx. 10 weeks)
- For real estate investments: No preapproval required; client may proceed to purchase property directly.
- Investment is completed, and all supporting documents are gathered
- D visa application is submitted and typically processed within 2 months
- Upon receiving the D visa, the client travels to Bulgaria to apply for residency:
- Fund investors: temporary residence issued, renewed yearly
- Real estate investors: 5-year renewable residency issued.
- A second visit is required to submit biometric data
- Residence cards are issued within 10 days
- After 5 years of legal residency and meeting all conditions.
- Clients may apply for Bulgarian citizenship or permanent residency
